On September 7, 1907, Mason County Abstract and Title Company was incorporated by D. F. Wright, an attorney in Shelton, Washington, (who later went on to become a Supreme Court Judge for the State of Washington) for the purpose of compiling abstracts of title on land in Mason County.
In 1911 the State of Washington enacted the Insurance Code allowing title insurance to be written, under Chapter 49, Section 84(4) of the Session laws. Seeing that the issuance of title insurance policies would make abstracts of title obsolete, Mr. Wright, in 1912 licensed the abstract company to write title insurance and changed the name of the company to Mason County Title Insurance Company.
In 1917 D.F. Wright sold the company to Alden C. Bayley, who was an attorney who came from Michigan to Seattle and then on to Shelton to practice law.
In 1934, Alden’s son, Phil C. Bayley, joined the company and became president in 1968. In 1972, David C. Bayley, Phil’s son, joined the company on a part-time basis. David was appointed manager and general counsel in 1977.
In 1992 Mason County Title Company was established as a title agent for Stewart Title Guaranty Company, a national title insurance underwriter. Mason County Title Company’s operations continue today. Mason County Title Company and Mason County Title Insurance Company operated out of the same location in Shelton until December 31, 1998, when the Board of Directors of the Insurance Company elected to cease issuing and underwriting policies of title insurance. The Insurance Company is currently inactive although it continues to be registered and under the supervision of the State of Washington Office of Insurance Commissioner.
Mason County Title Company has been a title agent for several national title insurance underwriters. Presently it issues title policies that are underwritten by both Stewart Title Guaranty Company and Old Republic National Title Insurance Company.
Mason County Title Company currently operates in three (3) locations, two (2) in Shelton, Washington 98584, where title operations are located at 130 West Railroad and the escrow operations at 124 N 2nd; a 2nd escrow office is located at 23552 NE State Route 3, Suite 2A, Belfair, WA 98528.
Mason County Title Company maintains a complete record of all matters affecting the title to every tract of land in Mason County. Upon request Mason County Title Company conducts a complete examination of all matters affecting any given tract from the date of the government patent to the present, issues a preliminary title commitment (title report) and resulting policy if the transaction is consummated. Mason County Title Company has the expertise to do Boundary Line Adjustments and provide other title products to its customers. David C. Bayley, as a licensed attorney, can write real estate documents such as easement and water agreements as well as other real estate related documents.
Escrow services are also provided at Mason County Title Company. The escrow function of the title company operates though its licensed limited practice officers (LPOs), of which there are three (3), who collectively act as an independent party for the customers. They select and prepare documents as well as collect, account and disburse funds according to the customer’s instructions for the completion of real estate transactions.
